Registered sales per quarter and the national median price
Shaded quarters are provisional. NAPIC registrations lag 3 to 6 months, so the drop is reporting lag, not a market crash.

Frequently asked
Where can I check Malaysian property transaction prices?
Check real registered subsale transaction prices for every state, district and sub-area in Malaysia, sourced from NAPIC/JPPH open data. You can view median price, median price-per-sqft, year-on-year trends and a filterable browser of individual transactions.
Are these asking prices or actual transacted values?
Actual transacted values. Every figure is a real registered sale recorded by NAPIC/JPPH (the Valuation and Property Services Department), not a listing or asking price. That makes the medians and trends reflect what property genuinely sells for.
How current is the data and how far back does it go?
It covers registered sales from 2021 to the present across all 16 states and 131 districts. NAPIC publishes in arrears, so the most recent quarters are provisional and the last fully-complete year is 2024. New-launch (primary market) projects and live auction (lelong) listings are updated continuously.
Can I look up a specific condo, township or area?
Yes — search by project or scheme name, road, colloquial locality (e.g. Mont Kiara, Old Klang Road, Sentul), or drill down state → district → mukim to see median prices, PSF, property-type mix and price trends for that exact area.
