About MalaysiaProp

Who we are

MalaysiaProp (malaysiaprop.tech) is run by Malaysian property agents. We built it because buyers and sellers kept asking us the same question: what did homes here actually sell for? Asking prices on listing portals rarely answer that, and the official records are hard to search.

The site puts registered sale prices, new-launch figures and court auction notices in one place, organised by state, district, sub-area (mukim), project and street, so anyone can check a price before they buy, sell or bid.

Where the data comes from

• Sold prices: registered subsale transactions published by NAPIC (Pusat Maklumat Harta Tanah Negara) under JPPH, from 2021 onwards. We import each new release as it is published.
• New launches: developer project data from the TEDUH public register (KPKT), including units sold and the gap between list price and SPA price.
• Asking prices and rents: public listings on property portals, used only to compare asking with sold prices and to estimate rental yield.
• Auctions: court and bank auction notices published by licensed auctioneers. Each auction page links to the original notice, which is the authoritative version.

How we check it

• We show medians, not averages, so one unusual sale does not move the figure.
• Street, project and sub-area pages with only a handful of sales are kept for reference but not submitted to search engines, because a few sales are not enough to judge a price.
• Recent quarters are marked provisional: transactions are registered months after the sale, so the latest numbers fill in over time.
• Names are cleaned up (spelling variants, abbreviations such as Tmn and Jln) so the same project is not split across several pages.

MalaysiaProp is an information service. It is not a valuation, and it is not financial or legal advice. Before you sign or bid, get a formal valuation, read the auction proclamation of sale, and check the title with a lawyer.
