Compare an asking price with what units in the same project actually sold for. Based on registered NAPIC/JPPH sales, free, no sign-in.
How the check works
- We take every registered sale in that project from the last 3 years (all years if there are fewer than 5).
- With a size, we compare RM per sqft against units within 30% of that size. Without one, we compare the full price.
- Within 5% of the median is fair. 5–15% above is on the high side. More than 15% above is likely overpriced.
- Sold prices lag a few months, and condition, floor and renovation matter. Treat this as a starting point, not a valuation.
